Residential construction site with brickwork underway

Cost per square metre by finish level

Structure-plus-finishes, excluding the stand, professional fees and boundary wall:

  • Basic / low-cost finish: $250 – $380 per m²
  • Standard suburban finish: $400 – $600 per m²
  • Upmarket finish (imported tiles, fitted kitchen, aluminium): $650 – $1,000 per m²
  • Luxury / architect-specified: $1,000 – $1,800+ per m²

Stage payments that protect you

Never pay ahead of work. A defensible schedule for a standard house pays on verified completion of each stage, with a retention held until snags are cleared.

  • Mobilisation and setting out — 10%
  • Foundations to DPC — 15%
  • Walls to wall plate — 20%
  • Roof structure and covering — 15%
  • Plaster, screed, electrical and plumbing first fix — 15%
  • Second fix, fittings and finishes — 20%
  • Retention released after 90-day defects period — 5%

The overruns nobody budgets for

First-time builders consistently under-budget the same items. Add them to your spreadsheet on day one:

  • Site clearing, excavation in rock and spoil removal
  • Council plan approval, inspections and the certificate of occupation
  • Temporary water and power to site, plus security for materials
  • Boundary wall and gate — frequently 8-12% of the total build
  • Driveway, paving, stormwater and landscaping
  • Solar and borehole, now near-standard on Zimbabwean builds
  • Price escalation on cement, steel and roofing over a 12-month build

Contractor vs. labour-only

Running labour-only and buying your own materials can save 12-20%, but only if you can be on site regularly and know your quantities. Otherwise wastage, theft and rework eat the saving. A middle path many Zimbabwean owners use is a labour-only builder plus a part-time quantity surveyor who checks measurements and material orders monthly.

Paperwork that protects your investment

Approved plans, a written contract with a scope and programme, proof that your builder is registered, and photographic records of every stage before it is covered up. Photograph your plumbing and conduit runs before plastering — you will need them at every future renovation.

Frequently asked questions

How long does a standard house take to build?

A three-bedroom house typically takes 6-10 months with consistent funding. Stop-start funding is the main cause of 2-3 year builds.

Is it cheaper to buy or build in Zimbabwe?

Building is usually 10-25% cheaper per square metre than buying equivalent finished property in the same suburb, but it costs you time and carries execution risk.

What professional fees should I expect?

Architect 4-8%, structural engineer 1-2%, quantity surveyor 1-2% of construction value. Council fees vary by local authority.
