Every November, the same job arrives in bulk: a ceiling that collapsed from a leak that cost $40 to fix in September.

The September inspection list

Walk the perimeter with binoculars and check these before the first storm:

  • Slipped, cracked or missing tiles and loose IBR sheeting screws
  • Rusted or perished ridge capping and flashing at chimneys and parapets
  • Blocked gutters, downpipes and valley gutters full of leaves
  • Sagging or stained ceiling boards indicating an existing slow leak
  • Daylight visible from inside the roof space
  • Loose or corroded fixings on solar panel mounts

Typical repair costs

Guide prices from Kuvo roofing contractors:

  • Leak trace and patch repair: $40 – $150
  • Tile replacement and re-bedding of ridges: $120 – $400
  • Gutter clean and re-hang: $60 – $220
  • IBR sheet replacement per sheet installed: $25 – $60
  • Full re-roof, 3-bed house, IBR: $2,200 – $5,500
  • Waterproofing a flat concrete roof: $12 – $28 per m²

Repair or replace?

If you are patching more than three leaks a season, or the timber shows rot or termite damage, patching is throwing money away. Ask the contractor to open a section and photograph the purlins and battens. Rotten timber under sound-looking tiles is the most common hidden cost on Zimbabwean re-roofs.

Hiring safely

Roofing is working at height. Confirm the contractor carries public liability cover and uses proper access equipment rather than improvised ladders. Agree in writing who is responsible if a worker damages your ceiling, gutters or solar array during the job.

Frequently asked questions

When should I book roof work?

August to October. By November every roofer is booked and emergency rates apply.

Can I waterproof over an existing leak?

Only after the source is traced and the substrate is dry. Sealing over damp traps water and accelerates rot.

How long should a repair last?

A properly executed repair should hold for at least two seasons. Ask for a written 12-month guarantee.
